Some Real Estate Professionals have been involved in some type of investing whether thru their parents, as a young adult or as an adult, focusing on
Real Estate Investment. I have enjoyed hands on exposure which includes basic Construction, Financing both Residential and Commercial and last
but not least Real Estate Sales and Investment.  Real Estate wasn't something I fell into, I actually planned as a child to have a Brokerage and teach
others to invest in their  future financial well-being.

Now, here I am.  There is a new landscape in Real Estate however.  Sellers with Mortgages typically owe more than they can sell their home for.  
Seller's that can afford to move are faced with very low price expectations compared to 2005 pricing; but, they have the opportunity to purchase a larger
home for less than market pricing with the amount of Foreclosures and Estate Sales in even the best of areas   REO's- (Lender Owned Property),
where the Borrower has lost control and the Bank now wishes to liquidate quickly, are prime for discounting below market.

I offer Loss Mitigation options such as Short Sales/Loan Modification assistance before the Borrower ends up at a Sheriff's Sale.  This market has
forged 2 new Realtor knowledge bases, that of Default Advocate and Investment Specialist.  I offer these Consultation/Services related to Sellers
before a foreclosure gets a chance to get started and I offer Alternatives after it's gotten a chance to get started (ie- after the Notice of Default is
received by the Borrower).

I find that Knowledge gives Piece of Mind at a time when mis-information and ignorance can close the door to better options and better outcomes for
all involved.  In Chicagoland this time line is 13 months initially, many manage to go past that date because of the court bottleneck to handle our
judicial procedures process.

I offer Buyers 2 types of assistance also:  Evaluation of the market to establish pricing and educate on anticipated expenses.  For Investment Buyers-
evaluation and management services - Pricing vs. Income, Rehab costs and evaluation of Long term profits and Short term Cash Flow, Property
Management or Exit Strategies.

Lastly, I offer Lenders and servicing partners BPO's- Broker Pricing Opinions, Inspections, Property Management Services-Leasing while Listed with
Clean Out, Maintenance and Repair, etc.

I still prefer Real Estate to any other Retirement vehicle,  always have because of the nature of an asset backed collateral position.  Real Estate
Investments tend to build returns and can be leveraged with very little cash in comparison to the value of the property. Over the years the value can be
mortgaged on with the property as full collateral on its self.   With most housing investments the time owned plays a major role in it's profitability. The
theory behind it being that the longer it is held the more appreciation in value and accumulating return on principal payments tends to be realized.  As
2005 has proven- there aren't many investments that escaped the general downturn but housing serves more than one purpose and it will bounce
back.   Conservative housing investments have weathered the storm.   High risk investing fell at the 1st signs of the downturn.  I am dedicated to
helping people realize the potential of investing in Real Estate for it's Equity appreciation and/or it's return on investment in the form of a monthly
income, including Retirement vehicles such as the 1031 Exchange.

It's my
Mission & Purpose..  Our clients come first and we endeavor to put our resources into action to assure our clients the pricing on the property as
well as the financing programs available are indeed taking into account the clients future goals.    Financial and How -To Real Estate classes really
should be taught to our children- words like "savings", asset appreciation/protection,  depreciation, capital gains, points-upfront or back-end, IRA and
1031 Tax exchange, etc., really shouldn't be foreign words.  This statement put in that way, now becomes another more important question- how much
would my future change if I considered using how I finance and pay my mortgage now, to grow my retirement funds in the future?
